For our Investors we offer discounted prices for multiple properties. As with all our plans you can view your individual properties or your entire portfolio's financial's and service history on-line anytime. Financial's: Monthly/yearly financial statements. Federal Tax ID for each property. Direct deposit. Individual bank accounts and escrow accounts for each property. On-time payments of all water and sewer charges.

Do you want to be sure your valuable property is in meticulous order for the duration of the lease? Use our thoroughly vetted, insured, cleaning service to maintain the property on a monthly basis. We can have the lease require the tenants to allow the service to clean monthly (or bi-monthly).

Cleaning Service - Initial Deep Clean
When it's time to put the property on the market it needs to show at its best. No spots on the carpet. No burned stuff in the oven. So, if you run out of time or just don't want the burden, let us know and we'll get our crew right out. Please be sure everything that does not come with the property is removed. There will be additional charges for disposal of items left behind.

Evictions
"I want to stress that evictions rarely happen in well managed properties. We strive to find you the best tenants, not just ones that pay. If there's an issue we should be able to find a reasonable solution and not have to rely on eviction." - AW
If we have to evict: We contact the lawyer and sheriff. We file the paperwork and meet at and secure the property. Security deposit and last month's rent cover repairs, removal of derbies. Up and rentable within 3 days typically, but dependent upon extent of possible damage. Landlord is responsible for the legal paperwork ($200) which can paid out of the 1st month's rent when the property is rented to the next tenant.
