What We Do For You:


1)  Open 9 am to 7 pm 7 Days a Week.  

 

We are available when you and  prospective tenants need us.  No one needs to take a day off from work to meet with us.  This means more showings, quicker rentals, and lower vacant periods.

 

2)  We are GREEN.

 

Our office is currently 95% paperless.  We still use business cards and some fliers.  Contracts can be signed with a mouse and we prefer online payments to checks (this also protects the financial interests of our property owners).

 

3) "We never miss a call." 

 

With a state of the art web-based phone system you can reach any of our associates at any time wherever they may be located.  If we are on another line, leave a message.  We will be automatically emailed and texted and will call you back as soon as we're free.   

 

Potential renters often leave a message with a property manager, never get called back, and never see the property.  Our frustration with this practice is one of the major reasons for starting Woodruff Property Management, LLC.

 

4) We have a 100% Satisfaction Guarantee for our Landlords. 

 

If we don't perform you can tear up the contract!  We truly believe that an ethical property management firm will succeed in Denver.  We will always do what we say we will do... in a timely and professional manner.   

 

5)  We are fully licensed and insured.  

 

The State of Colorado requires a Real Estate License to manage other peoples properties.  Farmers Insurance keeps us covered.  Insurance policy confirmation available upon request.

6) Service: 

 

We never up-charge on invoices, but we do charge a management fee of 10% of the gross amount of the invoice (we have to schedule and manage the work and do the accounting).   We hire only professional companies in each trade.  We inspect their shops and trucks, learn their policies and procedures, make sure they are truly a quality company.  We have negotiated a lower than street-rate based on the quantity of properties we have for rent.  We typically save you 5-10% and we guarantee you will get premium service and quality workmanship.

We physically inspect all work done by the licensed and insured professionals we hire.   Service orders, and their progress, can be viewed by owner or tenant along with photos of all work preformed (before and after).

 

 

7)  Online Owner and Tenant Portals:   

 

Owners and tenants have   24/7 access to your financials and maintenance information.  Tenants can order maintenance online, track the service orders, and make payments by credit card.  Owners can see all the day to day charges, payments, balance sheets, monthly and yearly reports and all maintenance information including, but not limited to, work-orders, photos, conversations, and recommendations.  Everything we know, you know.  We are an open-book to our property owners.  

 

8)  E-Contracts: 

Completely legal under State and Federal law.  No more meeting at the coffee shop to sign contracts (unless you want too).  No faxing or printing.  Paperless at last! 

It's really easy.  We send you a link, you click on it, you review the contract.  We make revisions and send you a new link or you sign the document with your mouse. You are asked to confirm that you agree this contract is legally binding.  You confirm.  The document locks and can never be changed.

This applies to all the mandatory disclosures you must sign (lead-based paint, etc) as well as the management contract.  Owners and Tenants are provided with .pdf's of all documents and can also download them from their owners portal.  All documents are stored, as required by law, for a minimum of 7 years.

 

 

9)  Direct Deposit: 

 

We ask all tenants to pay either by ACH direct deposit or credit card (some do still pay by check).  The owners monies can be direct deposited into their checking or savings account within 72 hours of confirmation of payment.  No late rent, no bounced checks, no waiting weeks for your payments.


10) We are Locally Owned and Operated: 

 

Our Denver office is centrally located in Uptown at 1521 Marion St.  We limit our coverage area to guarantee a higher level of service.  We want to be close to our owners properties so we can drive-by and check up regularly.  We can respond fast to rental inquiries and major issues.  We aren't a franchise so we are more adaptable.  We are not a corporation.  We are partners with our clients.  We know that if they make money, we make money.  We design programs that fit our local economy and business environment.

 

11) Pictures Rent Properties:  

 

We take numerous pictures and display your property to its best advantage (with wide-angle lenses and quality cameras).  We take a minimum of 25 photos and use the best of them to market each property.



12)  Leasing Service: 

 

In addition to property management we also offer our professional leasing services.  85% of renters today use the internet to find their next residence.  WPM spends thousands of dollars each month to put our properties at the forefront of an internet search.  We have a specialized website for rentals (www.woodruffrentals.com) and have positioned ourselves to be in the top 10 companies found when potential tenants are searching for rentals on Google, Bing, and Yahoo.  We also post to Craigslist every other day and have a constant feed to Rentals.com, RentalHomePros.com, Hotpads.com, Padmapper.com, Rentvine.com, and others.  Your property will have more exposure on the internet with WPM than any other property management company in the Denver metropolitan area. 

 

But advertising your property isn't enough.  We need to get potential tenants in to see the residence.  Unlike our competitors we show our properties as late as 9 pm every day of the week (yes, we work Saturday and Sunday).  If the property is very desirable and priced to attract significant attention we will hold an open-house to inspire a competitive atmosphere and to attract as many potential renters as possible. 

 

By advertising heavily and showing the property according to the schedule of the potential tenant we rent our properties faster and to a higher caliber of tenant.

 

Our competitors may charge less (and up front) but you need to look at the numbers to see the value, or lack thereof. 

 

If it takes a property management company 60 days to rent your property you are out-of-pocket for two months rent.  If WPM rents in 30 days, rather than 60, we just saved you the entire cost of our service on a 12 month lease.

13)  Tenant Placement: 

 

When you don't have time to find a rental property (or are out-of-state) we will find one for you.  We will find all available properties on the market that fit the client's needs, visit and document up to 15 different properties, arrange for showings, and negotiate the lease for you.
