How Much Rent Can I Get For My Property?


When it comes to setting a monthly rental rate for your house, there is a basic equation to follow.  You want to make the most money with the least amount of effort.  Establishing the ideal rental amount without having vacancies is crucial to making a profit in this equation. 

Major factors in determining your rental price:

  1. Location.  If you property is located close where people what to be (college or university, major shopping area, office park, near the light-rail, or near a park), or close to a major transportation venue (light-rail, city bus, train) your property will demand a higher rent.
  2. Rental Rate.  However, if there is lot of other rental options near-by you must be sure your rental rate is competitive.
  3. Age of home.  The older the home the more problems are waiting to occur.  A newly built home will demand a higher price than a residence built in 1950 and renovated. 
  4. Layout.  A home with high or vaulted ceilings, large windows, and a good flow will rent for a higher amount. 
  5. Parking.  In down-town a parking space or two is almost imperative.  Residences without designated parking will be harder to rent and will demand a lower price.
  6. Amenities.  A pool, roof-top deck, exercise room, home theater, valet parking, or concierge service will make the residence more attractive to renters and will demand a higher price and will rent faster. 
  7. Pets.  65% of renters have pets.  By having a "No Pet" policy you are effectively eliminating 2/3 of potential renters.  A pet deposit should cover the costs to clean carpet and make minor repairs caused by the animals.
