WPM want's to be the "Kinder and Gentler" property management firm.  If your tenant looses their job we are going to move them to a less expensive property and re-lease to a different tenant.  Eviction is just too costly to the tenant and the property owner.  

If we have to evict:   We post the appropriate Demand for Rent or Possession.  We contact the lawyer and sheriff.   We file the paperwork and meet at and secure the property.   Security deposit and last month's rent cover repairs, removal of derbies, unpaid rent, and eviction costs.   

After the eviction we typically can have to property back on the market in less then three days.    

Obviously, it's much better to have a fully qualified tenant that we never have to evict.
