Do I Need a Property Manager?


Effectively managing the property is a time-consuming process.  Money must be accounted for properly.  Rent's collected and late fees assessed.  Security deposits placed into interest bearing trust accounts.  Service calls at midnight.  Year-end financial statements.  And that's just he tip of the ice-burg. 

 

Collecting the rent seems like the easiest part, but that's far from the truth.  We like to think our tenants have our best interests at heart and will always pay on-time, respecting the fact you have to pay the mortgage.  The opposite is usually the truth.  The tenant will almost always put their personal issues ahead of your own.  By using in-depth financial and credit checks and calling references a property manager can usually find a qualified tenant that pays.  If there is an issue, the property management firm should have a standard process for eliciting funds.
